These motion sensitive bulbs work well, they only turn on for a few seconds when something moves within a small radius and then shut off. They do still turn on briefly, but you wouldn't need to replace your fixtures. Depending on how close you are to the back porch when observing, these may not affect your dark adaptation.

Those look really cool, but I have doubts that they would work in an enclosed fixture.

Am I allowed to say Good Grief!!!!

 

It is your house.  You tell the new renters how the cow ate the cabbage.  Put it in writing in the lease.  Whatever you want to do to the yard lighting is up to you.  Make it shaded from your yard and on a timer if you want but put it in the lease that light discipline is a condition of the lease.  If the new renter can't handle that up front, before they sign the lease, they can find another place to live.

 

If the real estate agent pushes back just tell him/her that you do not have a good fit and part ways.  Frankly, in this market, I am surprised you have a real estate agent doing this at all. 

 

This is not  should not be hard.

Everything is solved. I got the night friendly lights, dim bulbs etc. I meet the potential renters this weekend and will be talking with them about the lights .

Yes, yes yes.

I'm law practitioner and confirm that otherwise you just go into trouble.

By the way nothing impedes you to go to a lawyer to get an ironclad clause (I would do right now for free if it was my jurisdiction & field of practice) without telling to the real estate agent, and insert it by yourself in the contract.

Compare the cost of such legal advice (a correct lawyer shouldn't take more than max a couple of hours for this) with cost of all your astronomy gear becoming useless.
